Show me the HOME FACTS! Why all home sellers should use HomePrep!

The CarFax slogan ‘Show me the CarFax’ has been coming to my mind lately as I have been talking to homeowners about HomePrep.

Years ago, life presented my household with a shift that required us to purchase a second car in a short timeframe. We were not looking to take on a large car payment so we headed to a used car lot. We are not mechanics and know absolutely nothing about cars other than the features we preferred. The salesman assured us that the car had been well maintained. The price worked for our preferred budget and the car’s features checked the boxes for what we needed… so we bought it.

The unwelcome surprises followed and the non stop costs to correct issue after issue piled up. The frustrations were real, but we got what we paid for. In the end, we likely spent more money then if we had simply bought something a little more expensive that offered more certainty of the vehicle’s history and maintenance. We learned our lesson and our next purchase was handled differently!

Consumers are willing to pay more for a preowned product that provides proof of proper maintenance. Think of a certified preowned vehicle or a factory refurbished electronic device. It is not brand new, and there are no guarantees, but that added confidence adds value.

Why should a house be handled any differently?

When selling your home, you are placing a preowned product on the market. If you want to maximize your profit, you will need to show prospective buyers that the home has been properly maintained in order to support the top market value.

This is where the concept of HomePrep comes in!

  1. Complete a Pre Listing home inspection.

  2. Identify any defects which could cause a Buyer to Balk!

  3. Have defects professionally addressed.

  4. Advertise the professional maintenance and provide documentation to Buyer’s.

  5. RECEIVE THE MAXIMUM VALUE FOR YOUR HOME and share your pride of homeownership and some peace of mind to the next owner.

Many Sellers recognize the need for this process, but are understandably overwhelmed or unable to manage the projects. That’s where we can help!

It is a Seller’s responsibility to properly maintain their property if they expect maximum value. If your home is in need of repairs/maintenance/updates, you legally must disclose it’s condition and should expect a reduced purchase price. Doing the right thing pays off!
