Hey, Homecoasters! So you are think you are ready to jump in and search for your dream home? You have your finances in order and received your mortgage pre-approval. You drafted out a 'must have' list and a separate wish list. All set to house hunt right? Maybe... but wait... have you decided on your neighborhood yet? Where should you buy your house?

Where should you buy a house?

DO NOT LOOK AT ANY HOUSES UNTIL YOU HAVE CHOSEN YOUR NEIGHBORHOOD!

Browsing houses online can be a bit dangerous if you have not already narrowed down your ideal neighborhood. Let's imagine that, while clicking through one house after another, you land on a beautifully renovated property that fits comfortably within your budget. You find yourself scrolling through those stunning photos all day long. You have convinced yourself that this is 'The One' before you even see the home.

Then you arrive for your showing and see all those negative things surrounding the house that the pictures didn't reveal. Maybe there is a less than appealing view. Maybe the street is far too busy for your liking. Maybe there is the disappointment of excessive noise from a nearby highway or train. Maybe there are no nearby shops, restaurants, parks, or public transportation. Maybe the other houses on the street are not well cared for.

There are so many possible neighborhood factors that may be a deal breaker for you even though the house itself is perfect!

You can always fix up a house, but you can not change your location! 

Save yourself the difficult breakup with a 'house crush' by knowing the neighborhoods before you begin looking at houses. Go on some dates before you emotionally commit! Check out the ideas below on how to find your ideal location.


Exploring Neighborhoods

1. Drive around

The first step in exploring neighborhoods is very simple... drive around! Cruise up and down streets and get a feel for where everything is. Where is the local food store and pharmacy? Where are the parks? Where are the public transportation hubs?

2. Take a walk

Take your dog for a walk, head out for your daily run, or just go for a stroll. Wander the streets and observe the styles of the homes. Check out how well the neighbors maintain their properties (this shows pride of ownership and pride in their community). If you are a social butterfly, chat it up with some locals and ask them why they love living there. 

3. Plan a date night

Check out the local dining scene by spending a night out with your significant other, family, or best friend! Are their local bars, theaters, or music venues you can check out? Getting a feel for the local lifestyle can really help you determine if you will feel comfortable in the neighborhood.

4. Research online

It's also important to spend some time on the internet! Research the area schools, even if you will not be taking advantage of them. Buying in a good school district is always a great idea. Homes in good school districts tend to maintain their value better than those that are not. Research crime reports to make sure you are comfortable and will feel safe. Also check out any local websites or social media pages to get an idea of events and the general vibe of the community. 


Focus your home search

Once you have chosen your ideal neighborhood, you can then have your real estate agent adjust your MLS property search to only include your desired locations. 

The community is an extension to the home! Keeping your house hunt focused on your ideal neighborhood will guarantee your overall satisfaction in your decision!
