It’s your lucky day! I’m going to share with you a pro tip that you should make sure to do before you put your home on the housing market!
If you are thinking about selling your home, I know you hope to be able to do so quickly! I don’t believe anyone puts their home on the market with the hope that it sits there for a few months with little activity.
There are many factors that go into how quickly a property will sell (Price, Location, Condition are the three known staples for this topic) and I’m not going to set false expectations by making any guarantees However… it’s SO important that you make sure a house shines it’s best from DAY ONE on the market in order to maximize the chance for a quick sale.

An important step that your REALTOR should do for you is to provide you with a Comparative Market Analysis (CMA) so that you can familiarize yourself with how the market is performing in your neighborhood. This is primarily used to make sure you are pricing your home properly, but I use it for another reason as well… guidance on preparing your home for sale!
MY PRO TIP:
What I like to do in addition to preparing a CMA for pricing purposes, is to look for clues about the current home buyers. I look at properties that sold quickly within the past 3 months in a close proximity to the subject property.
I’m looking at a few things:
How long are the property’s on the market?
Are there professional photos?
What condition are the homes in?
Is there a common style trend with properties that are selling?
Is there a common feature with properties that are selling?
How does the subject property compare cosmetically to the homes that sold quickly?
This information provides a snapshot into the type of buyers that are currently active in the market. I will then share the information with my sellers to assist them in preparing their home.
Some things may be able to be easily addressed to appeal to buyers. It may be as simple as a trendy paint color or maybe eye catching curb appeal. Your REALTOR should be honest with you and will provide a professional opinion of how your home compares to the competition. Don’t take it personally!
