Introducing HomePrep! Emily Woods

I firmly believe that everyone deserves a safe place to call home.

Over my years in the real estate industry, I have seen many things that have raised eyebrows, sunk hearts, and caused contention. Nothing upsets me more than when we get to the closing table with fear and frustration! A residential real estate transaction is a personally emotional one for both Buyers and Sellers. It should be a pleasant, fair, and exciting experience.

This positive transaction will always begin with a well maintained property!

We have all searched on Amazon for products. Have you ever seen a product with an option to buy ‘used’ for a lower price? When you commit to that lower price, you also are lowering your expectations of its condition. If you were to pay full price for a new product, you rightfully expect the highest quality.

We recently purchased a NEW halloween costume on Amazon. When it arrived, we opened it and the odor that came next threw all of our heads back. It was clearly not the condition we expected and we were pretty annoyed. We obviously closed it right back up and quickly returned it.

Anyone paying full market value for a home has a reasonable expectation that the property has been properly maintained. They shouldn’t have to inherit a Seller’s poor property management without fair compensation.

I have been on inspections and received inspection reports that have surprised everyone! The Sellers often have no idea some of these major issues exist and are then caught off guard by the Buyer’s rightful request for compensation for the defects.

Seller’s may have to concede on the price, Seller’s may have to scramble with weeks to go prior to closing to fix a major issue, or the deal may fall apart all together if agreeable terms can’t be reached.

Some agents may praise a homeowners property regardless of its condition in an effort to win the business. They are doing a disservice to that homeowner because they are setting unrealistic expectations! The Seller is being set up for potential frustrations and a messy transaction. I am an agent who will always tell you the truth. I of course do not want to offend my clients, but I do want to protect them and make sure they maximize their profit!

My mission is to make sure that properties I sell or represent are properly maintained to help avoid potential negotiation headaches and ensure a fair transaction for all parties!

A Seller should be PROUD of their home and a Buyer should feel CONFIDENT with their purchase.

Closing day should be a day for handshakes and smiles!

HomePrep is a service that will help our Sellers get ahead of any issues, compile professional documentation to provide potential buyers, and ease the stress of all the pre listing project management.

Sellers who elect the HomePrep package will first have an in depth professional evaluation of the property with an inspector, designer, and Realtor. We will identify any major defects that would likely arise during a home inspection, review any issues the local inspector may flag, and make aesthetic recommendations to appeal to current buyers.

After we review and discuss, you then select if you want to proceed with all of our recommendations, or you can choose specific ones. We will then manage the entire project list by contacting our trusted vendors (or we are happy to work with yours as well), schedule estimates, schedule and oversee the work, collect all documentation, and provide you with regular updates along the way.

Once your project manager has the property ready for sale, they will notify your Realtor that it is time to proceed with the full service listing tasks.

Don’t be that Seller who spray painted the vines growing through the basement foundation, wrapping around the wires in the ceiling, in hopes that Buyers wouldn’t notice!

I’m looking for those Sellers who have pride in their homes and agree with my vision of selling with dignity!
