DIGITAL MARKETING FOR REAL ESTATE

Over 90% of consumers begin their search for products and services online. This is also true for real estate. When searching for a real estate professional or a new home, most consumers will pick up their smart phone or hop on their laptop BEFORE making any calls.

Buyers will tour a home digitally BEFORE asking their agent to schedule a showing. This is why sellers need to work with a real estate agent who knows how to maximize their property’s exposure across the internet!

  1. Social Media Platforms

    Social Media has changed the way we all see the world! Yes, I get that it isn’t always a positive that we are all glued to our mobile devices, but what I like is how we are more focused on emotion, lifestyle, and our preferred environment than ever before. We are drawn to visually captivating spaces and exciting communities.

    It’s Fun and Entertaining! We are connected (although mostly digitally) with so many people and so many groups. We are offered the opportunity to share interests, hobbies, talents, and images that we wouldn’t otherwise be exposed to.

    Of course business and finances still play a major role in our decision making process, but we are now more engaged with how a product fits into our ideal lifestyle.

  2. Website Property Search Engines

    Home Buyers and Home Sellers have some really powerful tools to help them get started. Third party sites are providing property search engines that pull data directly from the multiple listing server.

    Realtor’s will set their buyers up with a property search linked to their MLS account where they can search for and communicate on homes that meet their criteria. I talk about the importance of good photography in another post, but this is where your great images come into play!

  3. Targeted Online Ads

    There are a number of platforms that allow agents to advertise their listings online to reach a targeted demographic. We have the ability to narrow down an ad to be shown to a specific location and age range who is most likely to be interested in a particular property.

    When set up correctly, consumers will have the ability to click the ad to be directed to more information and a way to contact the agent.

  4. Mass Email

    There are email programs available that allow agents to prepare visually exciting property announcements to send out to a large list of agents and consumers. We can then track how many people opened the email and clicked the links in the email.


SELLERS NEED TO TARGET THE MILLENNIAL GENERATION

The Millennial generation are those who were born between 1981 and 1996. This generation is dominating the real estate market right now! There are a high number of mortgage applications from prospective buyers in this age range. Many are purchasing their first home, but there are some of the older consumers in this generation ready to buy up to their second property.

Why is this important?

This generation is highly engaged with digital tools! Sellers need be ready to present their listing in a way that allows it to stand out online if they want to maximize their property’s exposure.
